Accurate pricing is key to get as many people as possible to tour and make offers on your home, especially when you first list your home.  There’s a current pool of buyers waiting for new listings to hit the market, which is why accurate pricing and staging your home properly is crucial.  

Things to Think About When Selling Your Home

Once we’ve determined the price, I can give you advice about the little things that you can do to stage your home to get you the highest possible price! You’d be surprised by the simple measures you can take to dress up your home to attract more qualified buyers.

7 Steps To Success:

 

1. THE PARETO PRINCIPLE 
(The #1 Most Important Factor When Listing Your Home)

When marketing your home, time is of the essence!  The first couple of weeks that your home is listed are crucial, and it's important to utilize the most effective techniques from the start.  Over time, I have successfully determined which marketing techniques work and which ones are not as effective.  The Pareto Principle sums up this approach well.

*The Pareto Principle (also known as the 80/20 rule, the law of the vital few, or the principle of factor sparsity) states that, for many events, roughly 80% of the effects come from 20% of the causes.

So, you might wonder what in the world this has to do with selling a home? Well, in theory, 80% of marketing tactics used by agents to effectively sell a home are insignificant, and the other 20% have proven successful.

So how can we apply the 80/20 Principle to selling your home? The answer may surprise you!

 

2. **Negotiations**

No, I'm not only referring to the negotiating that happens once an offer comes in! Although being an expert negotiator will assure we put as much money in your pocket during the actual offer to contract period, it will also help assure we get to closing day.  When an offer comes in, I take the extra steps to ensure it will make it to closing.  I go as far as calling the buyer's lending officer, to ensure that pre-approvals are strong and that we aren't wasting any time off market with weak offers.   Additionally, I have very specific training that enables me to position my sellers for the absolute highest rate of return on their investment.

 

 

 3.  Online Marketing

I will market your home on Hundreds of websites including Garden City Realty's "featured listing" page which gets over 20,000 visits per week!  I will also create a virtual tour on YouTube and many other home search sites that will be attached to your listing. This mass exposure has led to more views and sold listings.  On top of that, I take every sales agent in Garden City Realty's office on a private property tour as soon as (or sometimes before) your listing goes "live" to ensure that your property is top of mind for their network of buyers, as well as mine.  Exposure is key!

 

 

4. **Very Important** - Test the MLS!

There's a great chance this step may end up being the very reason your home is seen by shoppers and sold over a competing property. Price, location, good pictures, and a great listing are worthless if this step is missed!! I can't stress the importance enough. I will share the secret and shocking results when we meet.

 


5.
  Using Cutting Edge Photography and Videography

I use cutting edge DSLR photography, virtual tour videography software (BRAND NEW LAUNCH IN 2019) and in some cases "Drone Photography" (Total of up to $1,500 on my photography alone).  My goal is to market your listing to its fullest potential, make your listing stand out, and always "show" better than the competition.

6. For each listing, I spend my own money, right away, to make sure your home receives top attention in what's known to be the "make or break" time frame of your listing. The CORRECT EXPOSURE during the first 2 weeks on market is the single most important factor we consider when listing your home. We have to make sure to drive traffic to your home with everything we do, during this time period! There has to be an emotional desire to be in your home! We will help you create that! We will make sure you aren't lost in the masses! This very important marketing approach could potentially make or break you by thousands. Here's just a few of my marketing differences...Hundreds of new listing postcards to the surrounding community, multiple paid Facebook Campaigns & postings in buyer interest groups to generate even more web traffic (I have thousands of facebook followers on my business page alone), we will host open houses, and our company Garden City Realty features your listing on our website and e-mail blast **We have 20,000+ Visitors a week searching our website** Yes, that's right... I said OVER TWENTY THOUSAND!!!)

 

6.  Advertising Blasts!

 I will advertise your property on every post card, listing flyer, & email banner sent out. We're talking thousands of mailings a month!
